The county median has climbed every month since February. It started the year around $508,000, dipped to $490,000 in February, then marched up through the spring to $540,000 in June. That is the strongest monthly median we have seen in 2026, and it sits above where June closed in each of the last three years.
Pasadena outpaced the county. The median sale price in 21122 came in at $470,000 for June 2026 closed sales, up $30,000 from $440,000 in June 2025. When your neighborhood gains almost 7% in a year while the county gains under 3%, that tells you demand for Pasadena specifically is holding strong.
On the supply side, there is simply more to choose from. The county had 1,177 active listings as of July 10, up from 1,064 a year ago. This is not a sudden shift. Inventory has been running above the prior year all through 2026 and will likely keep climbing into October, the normal seasonal peak.
